Northcote Manor is a wisteria clad 18th century manor house set in 20 acres of gardens and mature woodlands. Whilst we pride ourselves on meeting all the needs of our guests, its historical significance means that there are a number of period features, which might make access difficult for people with, limited mobility. Northcote has 16 ensuite bedrooms most of which are situated on the first floor and access is via a flight of stairs, in some cases two flights. Due to the age of the property we do not have a lift. However our restaurant, conservatory and lounges are all on the ground level and are accessible. We are pleased to offer the following services and facilities:

Pre-arrival

For satellite navigation purposes please type in ‘Portsmouth Arms’. Please do not use our postcode, as this will bring you through the back lanes! We are located up a mile driveway from the main A377 in-between Crediton and Barnstaple. We are approximately 45 minutes from junction 27 on the M5.

Umberleigh Train Station is 5 miles away. You need to take the ‘Wales and West’ line from Exeter to Barnstaple. This is a request stop, so please make sure to let the driver know. Please call us to arrange a taxi for you; if we are able to, we are more than happy to collect you from Umberleigh. This needs to be pre-booked with an estimated time of arrival.

Eaglescott Airfield is located approx 5 minutes from us.

Arrival & Car Parking

Check-in is normally after 3pm on day of arrival and 11.00am on day of departure. Please call to make arrangements should you wish for an earlier check-in, we are always happy to look after your luggage, whilst you explore the beautiful North Devon Countryside.

On arrival, follow the blue signs up the main drive way. Please do stop by our front door, where you will be met. Luggage can be unloaded at this time and will be taken straight to your room. Cars can then be parked in our car park, again, follow the signs into our gravelled car park.

Main Entrance & Reception

There are two steps followed by a further two steps in the main door way, with prior warning our wooden ramps can be put in place to aid wheelchair users. Please make use of our Wellington Boots and Umbrella’s that can be found in our Porch.

You will be welcomed into our lounge and bar area by a roaring log fire. The wooden floor is polished with rugs. A little tour will be given, starting in our Oak room which is off to the right of the bar area. This has large comfy sofas, random rugs, a woodburner and a wooden floor. Re-tracing your steps through the bar area into our inner hall and our main staircase. At the foot of the stairs are two small steps. The reception bell can be found on the right hand side, in amongst our Northcote Manor Teddy Bears!

Lounge

Continue on through and you will enter our Top Lounge area. This is a beautiful carpeted lounge with comfy chairs and views over our gardens. The mural on the wall depicts the History of Northcote Manor. There are two more murals in our restaurant area. Information can be found on our web site about these.

Manor House Restaurant

Next to the lounge is our Manor House Restaurant. There are 6 steps leading from the lounge to the restaurant. The restaurant can also be entered from outside, which is easier for wheel chair users. Northcote Manor is licensed for the sale of alcohol.

Staff will guide you through our menus, they are available in large bold print by prior arrangement. Lighting is mainly by natural daylight, in the evening the tables are lit with candles. Our chefs are happy to cater for any dietary needs, please advise on booking.

Conservatory

The conservatory has another 5 steps on entrance and leads on from the restaurant. This is used for breakfast and lunches and has a sunny outlook over the walled garden and patio area. The conservatory has a wooden floor with some bench seating. Natural day light floods in.

Meeting Rooms ~ Conservatory & Oak Room

Both these rooms can be used for meeting rooms, exclusive use or private functions.

Public Toilets

The gents and ladies toilets can be found in our inner hall area by reception. Both rooms have non-slip flooring and are tiled throughout.

Bedrooms

There are 16 ensuite bedrooms. There are two separate wings, one which has 28 steps. The other wing over the restaurant and lounge has 18 steps. For guests who find stairs difficult there is a smaller staircase leading to Hatherleigh and Mariansleigh rooms, this has 11 steps. All rooms are individually furnished and are of varying sizes, some have king-size beds and some have twin beds. All beds are prepared with duvets; if you prefer blankets, let us know when you make your reservation. There is room service for morning tea and coffee, meals and refreshments along with complimentary tea trays in your room. Each bedroom has a comprehensive Room Directory giving all information required or dial 0 for reception.

Gardens & Grounds

There are 20 acres of gardens including our walled garden and orchard in which guests are welcome to explore and enjoy at any time.

Additional Information

In the case of a fire, an alarm sounds continuously. A member of the team will come to your room and assist with evacuation. Please advise if you have a hearing impediment at the time of booking or check-in. There are fire extinguishers throughout the Manor and fire exits are well signed and lit.

All our staff has regular training that includes fire and emergencies. There is good mobile coverage outside the house, not inside due to the thickness of the walls.

We are happy to refrigerate any medication or perishables including baby food.

Smoking is only permitted outside, under the covered porch area leading into the Restaurant.
