Directions

~ Leave M5 at Exit 27 for the A361 to North Devon, direction Barnstaple
~ After about 20 minutes, turn left at roundabout to South Molton
~ In the town centre, take the left fork, sign posted A377 Crediton (B3226)
~ Continue to the T-junction with A377, (about 20 minutes)
~ Turn right towards Barnstaple
~ After nearly 3 miles, you will see the Portsmouth Arms Railway Station on the right – 100 yards further, opposite the Portsmouth Arms Public House car park, turn left into Northcote Manor private Drive. The hotel is ¾ of a mile up this drive.

N.B. Do not turn off the A377 towards Burrington. If you are using a satellite navigation device please type in ‘Portsmouth Arms’ EX37 9ND as our postcode will take you on the very scenic route around the houses.

Conditions of Booking

  1. All Reservations must be guaranteed with a £50.00 Non-Refundable deposit, this applies to stays of 7 days or less. Stays over 7 days will require a further 50% deposit of the full stay 30 days prior to arrival date, also stays at Christmas and New Years will require a £250.00 deposit at the time of booking.  This is non-refundable deposit includes pandemic outbreaks – government closures and act of God situations. This can be taken from your credit card or debit card, with your permission, over the telephone. The hotel reserves the right to hold the deposit if the booking has been made over 3 months in advance and exclusive bookings have been lost due to the booking being held.

  2. In the event of a cancellation, we can transfer your £50.00 deposit to a new booking as long as 14 days clear notice is given, the new stay must be within six months of the cancellation date. If you are unable to stay on a second occasion within those six months the deposit will be forfeited. We do advise that you take out personal travel insurance in case of any cancellations and charges that may apply to your booking.

  3. We require 14 days’ notice if the booking is wanted to be cancelled- less than 14 days and 50% of the entire stay will be charged if the room is not relet- this applies to reservations of 7 days or less. Please understand we only take this new policy change as a matter of protection for the hotel and its longevity. If less than 72 hours’ notice is given then full payment for the entire stay will be charged.

  4. A person (or persons) making reservations, or causing them to be made, is responsible for the booking in its entirety.  That is unless said person(s) directs the hotel in writing to confirm the booking to others, and to hold them responsible for the booking and any charges in relation thereto. Confirmations on business or other letterhead carry acceptance of these conditions.
