New Luxury Rooms at Northcote Manor

Arriving in Autumn 2026, Northcote Manor will unveil a beautiful new collection of bedrooms designed to make stays in the North Devon countryside even more relaxing, spacious and memorable. Created for guests who want more room to unwind, more privacy, and uninterrupted views across the River Taw and towards Exmoor, these new rooms will bring together the peaceful charm of a country house hotel with generous contemporary comfort.

The new room collection will include three ground floor rooms and two elevated executive rooms on the top floor. Room names are currently to be confirmed, with working names including Chestnut, Willow and Beech for the ground floor rooms, and Taw and Exmoor for the top floor executive rooms. Each space has been planned with comfort, views and ease of stay in mind, making them ideal for romantic escapes, restorative spa breaks, special occasions and longer countryside retreats.

A New Way to Stay in the Devon Countryside

Northcote Manor is already known for its tranquil setting near Burrington, its historic country house character, award-winning restaurant and restorative spa experiences. These new rooms will extend that sense of escape, offering private entrances, private parking and thoughtfully designed interiors that invite guests to slow down from the moment they arrive.

Whether guests are waking to soft Devon light, opening the patio doors to fresh country air, or settling into a generous seating area after dinner, the rooms are being created to feel calm, considered and deeply comfortable. The design brief focuses on space, privacy and connection to the landscape, with large windows, generous bathrooms and views that make the most of Northcote’s remarkable rural position.

Ground Floor Rooms: Chestnut, Willow and Beech

The three ground floor rooms, currently known as Chestnut, Willow and Beech, will be especially appealing to guests who enjoy easy access, extra privacy and a direct connection to the outdoors. Each room will have its own private entrance, private parking and a private patio, creating a relaxed arrival experience and a lovely place to sit out with morning coffee, an evening drink or a quiet moment between spa treatments and dinner.

Inside, the ground floor rooms will offer super king size beds that can also be arranged as twins, making them flexible for couples, friends or guests travelling together. Large seating areas, dressing tables, built-in wardrobes and underfloor heating will give each room a sense of generous comfort, while large patio doors will frame views out across the River Taw and towards Exmoor.

The bathrooms in the ground floor rooms will be particularly spacious, measuring approximately 4 metres by 2.5 metres. Each will be individually designed with its own colour scheme and finish, giving every room a distinct personality while maintaining the same high level of comfort and attention to detail.

Top Floor Executive Rooms: Taw and Exmoor

The two top floor executive rooms, currently known as Taw and Exmoor, will offer a more elevated sense of space and outlook. Designed to celebrate the views, these rooms will feature floor-to-ceiling windows in the bedroom area, allowing guests to enjoy the Devon countryside from the comfort of bed. Large patio doors will open to a Juliette balcony, bringing in fresh air and framing the landscape beyond.

Each executive room will include a separate bedroom area leading through an archway to a large lounge. This creates a suite-like feel, with space to rest, read, enjoy a drink, or simply sit back and take in the views across the River Taw and Exmoor. A large dressing area will add to the sense of luxury and make these rooms especially well suited to longer stays, special celebrations and guests seeking Northcote’s most spacious new accommodation.

The bathrooms in Taw and Exmoor will be even more expansive, measuring approximately 5 metres by 3.5 metres. Each will feature large showers, baths, toilets, towel rails, double vanity units and large illuminated mirrors. As with the ground floor rooms, the bathrooms will be individually designed, with different colour palettes, wall finishes, vanity units, shower trays and tap choices.

Features and Facilities Across All New Rooms

All five new rooms will share a carefully considered specification, designed to make every stay feel effortless. Comfort has been prioritised throughout, from flexible super king beds to large televisions, Wi-Fi and warm underfloor heating. Practical touches such as private parking, built-in wardrobes and dressing tables will sit alongside design details including downlighters, individually styled bathrooms and large glazed openings that make the most of the surrounding countryside.

Room Rates and Breaks

Average room rates for the new ground floor rooms are expected to be £310.00 on a bed and breakfast basis, or £395.00 for dinner, bed and breakfast. For the two top floor executive rooms, average rates are expected to be £425.00 bed and breakfast, or £550.00 for dinner, bed and breakfast.

Christmas Bookings

For guests looking ahead to a festive escape, Christmas package pricing is also available. The three ground floor rooms are expected to be priced at £2,200.00 for a four-night Christmas package and £2,450.00 for a five-night Christmas package. The two top floor rooms are expected to be priced at £2,800.00 for a four-night Christmas package and £3,100.00 for a five-night Christmas package.

Stayed here numerous times over the years. Always come back as food is as good as any Michelin star restaurant I’ve eaten in. Staff v friendly and some have been here as long as we have been coming. Wine flight v generous and well priced. Rooms lovely spacious and great beds and linen . Little treats always welcome. Area beautiful lots to see and do even after 16 visits over 12 years. . Highly recommend to lovers of old fashioned hospitality and good food.

  Lovely place to stay

Once again we have visited Northcote Manor, we reckon our 9th visit. If anything the food was probably the best we have eaten at Northcote, our first night was the tasting meal accompanied by an excellent flight of wine, reasonably priced for the quality. The food was perfectly cooked and full of flavour. Breakfasts continue to be good with plenty of choice. The staff are wonderful, helpful, knowledgeable and enthusiastic. We had super treatments in the spa, and enjoy the facilities. The rooms are warm and well appointed. The location suits us very well with access to the coast if required. And finally the hotel is very dog friendly. In summary Richie runs an excellent hotel and we shall indeed return.

  My birthday treat

This was our fifth visit to this beautiful country hotel. You cannot fault service and the food is fantastic. We had the gourmet meal on our first evening, I am still thinking about it and talking about it. Also we had the wine flight alongside, brilliant. Our second night we weren't expecting as good, but we were very pleasantly surprised. I enjoyed the very warm pool and jacuzzi, superb. Thank you Northcote. We stayed in the Northcote suite. highly recommended.

  Perfect getaway from everything

The staff were excellent and we received a very warm welcome. The rooms were beautiful and so were the grounds (we didn't get to walk much because of the rain though). Great breakfast. Spa was very quiet. Very secluded area, so very quiet.

  Perfect quiet couple's weekend away

Everything was excellent during out stay. This was a last minuite booking due to our previous hotel being not up to standard, and Northcote Manor saved our short weekend away. The staff were polite, engaging and attrentitve. Facilities were beautiful and well kept and dinner was extremely ejoyable. I really look forward to coming back again next year.

  Another enjoyable meal

Being my partner’s birthday Northcote Manor was chosen for his celebratory dinner, you’ve got to celebrate reaching 84 haven’t you.

The meal, 3 courses followed by a cheese board was as usual delicious, each mouthful a delight, the service as usual impeccable, the dining room was quite busy but there was no over long wait between courses & all staff were efficient & cheerful.

We’ve eaten here several times probably 5 or 6 & we have never had a meal we haven’t enjoyed or had bad service, the surroundings are lovely & relaxing so can highly recommend.

  Fantastic short break

Many thanks to Richie, Mitchel, Simon and the rest of the Northcote team for another lovely break. The food and hospitality were spot on as usual. The hard working kitchen team continue to provide us with beautifully presented tasty meals. Top marks for the tournedos of beef and chocolate marquise. The spa was a relaxing haven from the pressures of work.

Looking forward to returning in January.

  Late October break for 3 nights

Our three night stay was perfect in every way. This hotel is very well managed and all of the staff make every guest feel special and cared for. Their attention to detail is exemplary which adds to the relaxed and very conformable feel where nothing is too much trouble.

The food is exceptionally and consistently good and the dining atmosphere is the right balance of formal but not too much so.

A lovely weekend with our family. The rooms are very comfortable and well equipped , the quality of food at dinner was exceptional as always. The management and staff are so helpful and efficient, while the bonus is the superb facilities in the Spa. We shall return.

  Perfect mum and daughter treat!

My Daughter and I visited for a much needed pamper day. We decided to add on a nights stay to have a whole pamper day. We started in the spa with a delicious cream tea (mine gluten free and absolutely delicious!) We enjoyed using the spa which was quiet and really relaxing. We had lovely treatments in the spa which were so relaxing and we felt very pampered. After the spa we were taken to our room Which was beautiful, very tastefully decorated and we settled in. the shower was so powerful it was lovely...

...I’d like to thank the staff for their very warm welcome, and particular thanks to the ladies in the spa who made us feel so pampered and relaxed- you have no idea how much we needed that.

  A great break in North Devon

Our 4th three day break proved to be just as good as previous experiences. The welcome and service is warm friendly and efficient. The hotel is spotless and rooms warm comfortable and well appointed. Dining is a particular pleasure with interesting menus and beautifully presented dishes.

  Very pleasant experience and friendly welcome

My wife and I went to Northcote Manor for afternoon tea at 3pm on 15th March 2025. On arrival we were greeted by a very friendly and polite young man. He couldn’t do enough for us and made the whole experience very enjoyable. The tea was excellent. Highly recommend.

  Gourmet Break

We came on a night stay and a 5 course gourmet meal, this was my Christmas present. The staff are just amazing they are only young but very professional, and hard working. The rooms are wonderful and well equipped, For dinner you are asked to be in the bar half an hour before dinner, I ordered the best vodka martini I have had in years, very bond! Shaken not stirred then the sommelier came to talk wine and take our order. Then we were shown to our table and the meal began. Amazing!! It was a very lovely treat
